Introducing 3D Virtual Reality - CCH's Latest Property Marketing Tool For Our Sole Mandates

WHAT IS IT?

Introducing a three-dimensional representation for our sole mandated properties with a 3D Camera. Properties can be navigated on a desktop or mobile web browser, and in virtual reality through e.g. a Samsung Gear VR. This tool will drastically change the way any property is introduced to potential buyers - a wonderful time-saving marketing tool which will lessen the need for sellers to handle or host all potential viewers (buyers) of the property.

It would also eliminate hours of driving and viewing different properties by the buyer and estate agent. By simply providing the potential buyer with an URL, the viewer would be able from anywhere in the world to walk through the property at a convenient time for him or her.The wonderful interior detail of the property available in 3D - complemented by a 3D model of the property's floorplan, will create a much more informed and better qualified buyer in the process.

COST & TIME & CONDITIONS NEEDED TO PHOTOGRAPH

Our in-house CCH videographers/photographers will film your property at a convenient time with our 3D cameras.

There are NO cost for the home owner or seller - as CCH covers it as part of our EXCLUSIVE SOLE MANDATE offering.

The property needs to be scanned every 1,5 metres. For the outside area the 360° views function wil be employed.

A standard house of 180 sq.m. should take about 90 - 150 minutes to scan & most residential homes need between 60 to 100 scans.

- First count the time it takes to stage / prepare the site. Estimate this at 30 minutes (if the property is well prepared).

- An individual scan takes about 75 seconds. This includes: camera scanning and rotating (30 seconds) / transferring data from camera to the iPad (30 seconds) / aligning to previous scans on the iPad (15 seconds)

- Moving the camera to the next spot (can be done concurrently with transfer and alignment). Multiply this by the total number of scans.

Unlike typical photography, no special lighting is required with the Matterport Camera. It uses a high dynamic range (HDR) to balance light levels so the Space looks balanced and consistent and performs white balancing, colour correction, and automatic panorama stitching. Because direct sunlight can interfere with a normal 3D Scan, we use the 360° views function for outdoor or sunny areas.
