Stellenbosch - 2025 Residential Property Market Report
The residential property market in Stellenbosch reached R4,307 billion in sales for the 12 month period period October 2024 to October 2025 - relative to R4,772 (2024) and R3,78 billion (2023).
In comparison to other major Winelands hubs, the Stellenbosch market trails in Rand value behind Somerset West (R5,86 billion) in the region, but is about the same size as Paarl (R4,31 billion). However, Stellenbosch often commands higher price-per-square-meter rates due to the extreme scarcity of land and the "University Town" premium.
The Own Title (Freehold) market remained the dominant value driver, contributing R2,75 billion in sales from 421 transactions. This represents roughly 64% of the total market value. While Stellenbosch, like the broader Cape market, faced sales volume pressures, Stellenbosch maintained a high average transaction value, with the average price for an Own Title property increasing from R4,594 million (2024) to R6,53 million.
The Sectional Title (Apartment) market contributing R1,335 billion in sales from 423 transactions. This represents roughly 31% of the total market value. Stellenbosch maintained a high average transaction value, with the average price for an apartment currently sitting at R3,158 million.
The Vacant Land (Erven) market contributing R221 million in sales from 83 transactions. This represents roughly 5% of the total market value.
