Somerset West is a highly sought-after Cape Winelands residential destination within the Cape Town Municipality. Despite broader national economic challenges, the town's enduring appeal and high quality of life — driven by diverse amenities such as good schools, shops, and healthcare — have during the last decade fostered a remarkably resilient and growing property market that offers security and long-term value.
1. 25% Decrease in Total Residential Sales Volume
Total residential property sales in Somerset West for the 6-month period (1 January 2026 to 30 June 2026) were 526 properties worth R2,17 billion, as compiled from CMAinfo sales data. This represents an overall 25% decrease in the monthly sales volumes in comparison with 2025.
2. Vibrant Luxury Property Market in Both Sales Volumes & Rand Values
The decrease in total sales volumes stands however in stark contrast to the top-end residential market in Somerset West (for all houses priced above R5 million). This market segment has shown remarkable growth in sales volumes and value, growing to about R1 Billion in only 6 months (in comparison to the R1,5 billion during the whole of 2025).
The 8 highest-value suburbs in Somerset West where average prices exceeded R10 million, generated 25 sales to the value of R336,3 million, representing 15,52% of the Rand value of all residential property sales. The sales volumes in this luxury property market segment increased on a month-to-month basis by 85% relative to 2025 sales volumes (27 sales in 2025 to the value of R414 million).
The highest house price in Somerset West of R31,5 million was achieved in Silverboomkloof Road in the prestigious suburb of Spanish Farm. Four houses sold in Somerset West for more than R20 million - respectively in Boskloof Eco Estate (R20 million), Erinvale Golf Estate (R20,5 million) and Helena Heights (R25,7 million).
In the luxury property house market segment priced between R5 and R10 million, 106 sales valued at R657 million were realized in the first semester of 2026 - an increase of 38% in monthly sales volumes and by about 28% in total monthly Rand value relative to the 154 sales for R1,029 billion for the whole of 2025.
Notably, the highest sectional title unit price in Somerset West, was achieved in Helderberg Village, where a unit sold for R11,4 million at R41 718 / sq.m., while a high-water mark for price was set at R10,9 million at R35 161/sq.m in Erinvale Golf Estate.`
Somerset West's property landscape is characterized by a strong presence of both freehold (14 917 own title properties) and sectional title (12 361 properties), alongside 1 329 vacant land properties, catering to a wide range of buyer preferences. 4. Somerset West Freehold Houses: Very Low 1,8% Sales Turnover
In the own title freehold housing market 272 properties sold, representing 1,8% of the total 14 917 houses. The total value of these sales reached R1,495 billion, with the average own title property standing at approximately R5 498 117.
A normal property sales turnover rate in a healthy suburb is typically between 3% and 5% of the total housing stock per year. This means that out of 100 homes in a neighbourhood, roughly 3 to 5 properties change hands annually. Under 2% is a stagnant suburb and between 6 to 10% is a "booming market" (strong buyer competition).
Only 7 of the 66 Somerset West suburbs managed to surpass the 3% sales turnover benchmark for own titles (houses) - emphasising the restricted sales environment (due to a lack of available inventory) during the first semester.
