Somerset West Property Market: 10,9% Capital Growth for Houses & 11,6% Increase in Annual Rand Value

Nestled between the Helderberg Mountains and False Bay and bordering some of the best wine estates of the Cape Winelands, Somerset West continues to solidify its position as a highly sought-after residential destination within the Cape Town Municipality. Despite the broader national economic challenges, the town's enduring appeal, and high quality of life, driven by its diverse amenities such as good schools, shops and healthcare, has fostered a remarkably resilient and growing property market which offers security and long-term value.

The residential property market in Somerset West demonstrated robust performance in 2025 – maintaining its position as one of the biggest residential markets in the Cape Town Municipality. Total sales in Somerset West for the period Oct 2024 and October 2025 reached an impressive R5,86 billion, as compiled from CMAinfo sales data. This represents a 11,6% increase in annual Rand value sales compared to the R5.25 billion recorded in 2024. The number of properties sold experienced an increase YOY of 2% to 1 685 in comparison to 1 639 sales in 2024, but still 1,6% less (1 713) than in 2023. This suggests a strengthening of property values per transaction, even with a slight reduction in volume relative to the active market of 2023.

In comparison, the Atlantic Seaboard and City Bowl combined residential sales were R8,9 billion in 2024 and R11,3 billion during 2025. The biggest residential markets in the Cape Winelands are Stellenbosch R4,77 billion and Paarl R4,35 billion (during 2024). The Helderberg consisting of Somerset West (R5,861 billion), Strand (R1,296 billion), and Gordon’s Bay (R1,365 billion) realized R8,522 billion in residential sales during the 12 months period measured – just R2,778 billion less than the whole Atlantic Seaboard and City Bowl area combined.

The high-value suburbs in Somerset West where average prices exceed R10 million, was a strong driver of the overall value increase. It generated 29 sales to the value of R414 million, representing 7% of all sales. The highest house price of R32 million was achieved in Lido Loraine Road in the prestigious suburb of Spanish Farm. The luxury property house market segment priced between R5 and R10 million generated 154 sales valued at R1,029 billion.

Notably, the highest sectional title unit price in Somerset West, was achieved in Helderberg Village, where a unit sold for R14.25 million at R51,444 / sq.m., while a high-water mark for price per square meter was set at R86 466 / sq.m.in Erinvale Golf Estate.

Somerset West's property landscape is characterized by a strong presence of both freehold (14 903 own title) and sectional title (12 031 properties) and 1 297 vacant land properties, catering to a wide range of buyer preferences. The demand for secure estate living is particularly evident, with many buyers drawn to the added peace of mind and lifestyle offerings.

Capital Growth

House prices in Somerset West have been showing a healthy capital appreciation in the past decade.

  • In the suburbs with average prices above R4 million, the capital growth for own title houses (in average prices) during 2025 were:

La Concorde (37,5% : R6,08 million to R8,35 million), Die Wingerd (30,2% : R3,45 million to R4,5 million), Tre Done Estate (26,7% : R3,59 million to R4,55 million),  Bell’aire (24% : R7,71 million to R9,56 million), Golden Acre (23,6% : R5,08 million to R6,27 million), Helderberg Estate (22,6% : R5,99 million to R7,35 million), Briza (22,1% : R4,34 million to R5,3 million), Erinvale Golf Estate (20,7% : R11,76 million to R14,2 million), Nature’s Valley (19,1% : R10,25 million to R12,2 million), Rome Glen (17,1% : R4,35 million to R5,1 million), La Sandra (16,7% : R6,63 million to R7,73 million), Morningside (15% : R5,67 million to R6,52 million), Spanish Farm (14,9% : R13,87 million to R15,94 million), Kelderhof Country Estate (12,32% : R3,65 million to R4,1 million), Steynrust (6,4% : R3,83 million to R4,08 million) and Parel Vallei (-10,34% : R5,5 million to R4,93 million).

  1. Somerset West Freehold Houses: Sustained Growth in a Diverse Market

The freehold housing market in Somerset West remained active in 2025, with 748 properties sold between October 2024 and October 2025, representing 5,2% of the total 14 903 houses. There is however a further decline in houses (units) sold, falling from 874 house sales in 2023 and 793 houses in 2024. However, the total value of these sales increased by 3,5% to R3,563 billion, up from R3.41 billion in 2024 and R3,44 billion in 2023.

The average price for an own title property sold in Somerset West in 2025 increased by 10,9% to approximately R4 763 603 – up from R4 295 446 in 2024 (R3 406 288 455 / 793). This indicates a healthy 21,1% increase in the average price per freehold property compared to the R3 933 713 average price achieved in 2023 (R3 438 065 437 / 874). This highlights the continued appreciation of property values in this segment, even with fewer transactions.

There were 814 apartment sales recorded, representing a significant volume of transactions in the region. The total value of these sales reached about R1,75 billion (R1 749 708 705).

Sales activity in the sectional title market in Somerset West increased in 2025 by 11,6% relative to 2024’s 729 apartment sales, marking a 17,3% increase from the 694 sales recorded in 2023. The total value of these sales in 2024 was R1.46 billion, an 8.2% increase from R1.35 billion in 2023. The average price for a sectional title unit sold in Somerset West in 2024 stands at approximately R2 004 614 (R1 461 363 289 / 729). This is a 3% increase from the average price of R1 945 443 (R1 350 137 456 / 694) in 2023.

The average price for a sectional title unit sold in Somerset West during this period stands at approximately R2,149,519 ($R1,749,708,705 / 814$). This reflects a strengthening market compared to the previous 2024 calendar year average of R2,004,614, signalling a steady appreciation in the apartment segment.

Due to the extensive number of sectional title complexes and units across Somerset West, providing a full breakdown of highest and lowest sales per individual complex would be too detailed for this report. However, general trends show that modern complexes and those within sought-after estates continue to command premium prices, while older or smaller units in central areas offer more accessible entry points.

Most of the sectional title activity remains concentrated in key hubs. The highest unit price in Somerset West, was achieved in Helderberg Village, where a unit sold for R14.25 million at R51,444 / sq.m., while a high-water mark for price per square meter was set at R86,466 / sq.m. in Erinvale Golf Estate.

The majority (9 212 or 76,5%) of the 12 031 sectional title units in Somerset West are concentrated in only 5 suburbs : Croydon, Heartland, Heritage Park, Helderberg Village and De Velde.

2.1         Croydon (3 677 units)

349 sales valued at R560 835 654 were realized during the period October 2024 to October 2025 - 23% more sales than during 2024 when 284 sales valued at R444 069 788 were concluded.

Highest price : Unit 115 Meadow Lane : R3,15 million (145 sq,m. = R21 724 / sq.m.)

Lowest Price : Unit 567 The Huntsman : R880 000 (40 sq.m. = R22 000 / sq.m.)

2.2         Heartland (Paardevlei) (1 683 units)

85 sales valued at R207 486 880 were realized during this period.

Highest price: Unit 1007, Paardevlei Retirement Estate: R5 999 900.

Lowest Price: Unit 351, Paardevlei Retirement Estate: R1 225 000 (35 sq.m = R35,000 / sq.m).

2.3         Heritage Park (1 391 units)

75 sales valued at R139,773,900 were realized during this period.

Highest price: Unit 90, Somerset Gardens: R5,500,000 (182 sq.m = R30,220 / sq.m).

Lowest Price: Unit 88, Heritage Villas: R112,700 (91 sq.m = R1,238 / sq.m). Note: This is considered a non-market related price.

2.4         Helderberg Village (1 257 units)

43 sales valued at R292 006 900 were realized during this period.

Highest price: Unit 98 (953), Helderberg Village Bredell: R14 250 000 (277 sq.m = R51,444 / sq.m).

Lowest Price: Unit 363 (H11): R2 650 000 (83 sq.m = R31 928 / sq.m).

2.5         De Velde (1 204 units)

99 sales valued at R190 979 737 were realized during this period.

Highest price: Unit 604, De Velde 3: R3 000 000 (103 sq.m = R29,126 / sq.m).

Lowest Price: Unit 978, De Velde 5: R950 000 (39 sq.m = R24,359 / sq.m). 

  1. Vacant Land Sales: Accelerated Growth and Rising Values

The market for vacant land in Somerset West experienced a significant shift during the period from October 2024 to October 2025, characterized by a recovery in transaction volume and a dramatic surge in total market value.

During this period, there were 123 vacant land sales, representing a 5.1% increase from the 117 sales recorded in 2024. More notably, the total value of these sales reached a staggering R548.45 million, a massive 43.5% increase from the R382.17 million recorded in 2024 (and a significant leap from the R454.34 million in 2023).

The average price for a vacant land erf in Somerset West has reached an all-time high of R4 458 944 (R548 450 088 /123)
