The Gordon's Bay residential property market experienced a 22% drop in Rand value and a 30,7% drop in sales volumes (units sold) during the first semester of 2026 due to less properties "available to sell" (available inventory) - recording a combined total transaction value of R533 577 010 across 264 sales.

The market continues to be anchored by the own title (freehold houses) and the sectional title (apartments) sectors, accounting respectively for 43% and 50,7% of all sales. 

Building on the momentum observed in 2024/5, the town continues to solidify its reputation as a premier coastal destination, attracting both permanent residents seeking a "remote-work sanctuary" and investors drawn to the area’s unique blend of lifestyle security and relative affordability within the Helderberg region.

1. Market Overview: First Semester 2026

For the period 1 January to 30 June 2026, the Gordon's Bay residential market recorded an average of 44 sales per month across active sectors, translating to a monthly market Rand value of R88 929 502.

At present H1 2026 sales volumes, the Gordon's Bay residential market is projected to decrease with 22% by year-end in Rand value in comparison to 2025's R1,365 billion, to about R1,07 billion (similar sales levels achieved in 2023).

The 2026 annual sales volume is expected to drop to about 528, which is about 30,7% lower than 2025's 762 registrations.

  • Volume Drivers: Fairview Golf Estate, Admirals Park, Dobson and Gordons Bay Village continue to act as key engines of the market, offering consistent transaction volumes that indicate broad-based appeal across different buyer demographics.

2.2 Sectional Title (Apartments)
