Darling Residential Property Market Report
There are 2 655 residential properties in Darling which consist of 2 463 own title property (houses), 17 sectional title properties (apartments) and 175 vacant land plots.
The average price of houses in Darling (excluding the houses sold in Nuwedorp) increased by 7,3% from R2 085 355 (2023) to R2 237 500 during the first quarter of 2025.
- Comparison between 2023 and 2024’s residential property sales
The Darling residential property market presented a mixed performance in 2024 when compared to the sales figures of 2023. Total annual sales (registrations) saw a decrease of 5.8%, dropping from 69 sales in 2023 to 65 in 2024. The total Rand value of these transactions also experienced a slight decrease of 1.8%, declining from R80.36 million to R78.95 million.
Darling's property market witnessed a decrease in the average number of monthly sales, falling from approximately 5.75 units (valued at R6.70 million) in 2023 to around 5.42 properties (valued at R6.58 million) in 2024. Consequently, the average price per property achieved in 2024 saw a marginal increase of 4.2% to R1 214 654, up from R1 164 609 in 2023.
1.1 Own Title Market (houses):
In 2024, Darling experienced a decrease of 12.5% in the number of house sales, with 49 houses sold for a total value of R68 037 500. The total Rand value decreased by 8.1% compared to the 56 houses worth R74 002 000 sold in 2023. Throughout 2024, an average of approximately 4.1 house sales occurred per month at an average price of R1.39 million per house.
1.2 Sectional Title (apartments):
Darling experienced a decrease of 0% in apartment sales, with 1 sectional title unit (apartment) sold for a total value of R690 000 during 2024 – the same as in 2023, where 1 unit was sold for R700 000.
1.3 Vacant Land (plots):
15 vacant land plots to the value of R10 225 000 were registered during 2024 – an increase of 25% compared to 2023’s 12 plots worth R5 655 000. This equates to approximately 1.25 plot sales per month at an average sales price of R681 667 per plot.

2.1 Own Title - Houses:
According to CMAinfo, here are some insights into the own title (house) market within the 2 Darling suburbs during 2024:
- Darling: Recorded 32 house sales with a total value of R62 464 000, achieving an average price of R1 952 000. The highest priced home sold for R4 200 000 at 22 Hill Street.
- Nuwedorp: Saw 17 house sales totalling R5 573 500, resulting in a significantly lower average price of R327 853. The highest priced home sold for R975 000 at E92 Donkin Street.
2.2 Sectional Title – Apartments:
- Darling: Recorded 1 sale for R690 00 for Unit 2, Kritson.
- Nuwedorp: There are no sectional title properties in Nuwedorp.
2.3 Vacant Land:
- Darling: Recorded 13 vacant land sales with a total value of R9 225 000, achieving an average price of R709 615. The highest priced plot sold for R1 750 000 at 16 Fairway Street.
- Nuwedorp: Saw 2 vacant land sales totalling R1 000 000. The highest priced plot sold for R500 000 at 21 Clarendon Street.
The own title market experienced the most significant decline in sales volume and value during 2024. The sectional title market remained stagnant, while the vacant land sector showed positive growth in both the number of transactions and total value.

Darling : Own Title : 4 sales with a total value of R8,95million at an average price of R2 237 000. The highest price achieved was R2,35 million for R2 350 000
Darling : Sectional Title : 1 sale (R500 000) : 26 Fairway Street
Nuwedorp : Own Title – 4 sales with a total value of R1 130 000 at an average price of R282 500. The highest price achieved was R450 000 for 81 Denneboom Avenue.
Nuwedorp : Vacant Land : 1 sale for R1,3 million : 43 Caledon Street
Although this report indicates a slightly cooling residential property market in Darling during 2024 compared to 2023, with decreases in both the total number of sales and the overall Rand value, the 1st quarter sales in 2025 has shown much more positive growth in average prices.
