Vredenburg Residential Property Market: 6,5% Growth in Average House Prices

Vredenburg, a significant commercial and administrative hub within the Saldanha Bay Municipality, continues to offer an accessible and steady residential property market. With a total of 8 823 residential properties, comprising 8 128 houses (own title), 662 vacant land plots, and 33 sectional title units, Vredenburg provides a diverse range of options for homeowners and investors.

According to CMAinfo data, the Vredenburg residential property market experienced a slight decrease in overall sales activity from 2023 to 2024. Total sales (registrations) declined from 220 in 2023 to 205 in 2024, representing a 6,8% reduction. However, the total Rand value of these transactions saw a marginal decrease of 2,1%, moving from R171 743 623 in 2023 to R168 131 777 in 2024. This indicates a relatively stable market with consistent average property values despite fewer transactions.

On a monthly basis, Vredenburg recorded an average of approximately 18.3 property sales (valued at R14.3 million) in 2023, which adjusted to around 17.1 properties (valued at R14.0 million) per month in 2024.
