St Helena Bay Property Market is Growing: Increased by 20,4% in Rand Value (2023 vs 2024)

St Helena Bay forms part of one of the top local governments in South Africa, the Saldanha Bay Municipality. There are 5 646 residential properties in St Helena Bay: 2 539 houses (own title), 3 063 vacant land (plots) and 44 sectional title units.

The St Helena Bay residential property market has continued to demonstrate robust performance, showcasing significant activity across own title and vacant land sales when comparing 2023 and 2024 data. The appeal of its tranquil coastal living and relatively affordable prices compared to other Western Cape regions continues to attract buyers, fuelling a healthy market.

Overall, the St Helena Bay residential property market saw according to CMAinfo a decrease in total sales (registrations) from 559 in 2023 to 476 in 2024, representing a 14,8% decline. However, despite this dip in volume, the total Rand value of these transactions experienced a commendable increase in Rand value, climbing from R413 125 700 in 2023 to R497 235 100 in 2024. This translates to a noteworthy 20,4% surge in total market Rand value, indicating a rise in the average price per property.

On a monthly basis, St Helena Bay recorded an average of approximately 46,6 property sales (valued at R34,4 million) in 2023, which shifted to around 39,7 properties (valued at R41,4 million) per month in 2024.

The own title market in St Helena Bay saw a slight increase in the number of sales but a significant rise in total value.
