80% Of SA's Top 10 Suburbs With Highest Property Values Are In The Cape Town Area

Cape Town and surrounding areas have 8 of the Top 10 suburbs and estates in South Africa when it comes to highest average property values - based on sales transactions which took place in 2022.

1. Goedehoop Estate, Noordhoek, Cape Town - R 21 510 000 - there are 47 properties and with 0 sales effected during 2022.

2. Llandudno, Cape Town - R 20 628 435 - there are 325 properties with 25 sales during 2022.

3. Bishopscourt, Cape Town - R 18 673 034 - there are 365 properties with 17 sales during 2022.

4. Clifton, Cape Town - R 17 791 350 - there are 625 properties with 37 sales during 2022.

5. Glen Alphine (Next to Witteboomen in Cape Town) - R 16 045 455 - there are 11 properties with 0 sales during 2022.

6. Witteboomen, Cape Town - R 14 778 214 - there are 143 properties with 6 sales during 2022.

7. De Bosch, Stellenbosch - R 14 667 500 - there are 22 properties with 9 sales during 2022.

8. Blair Atholl, City of Tshwane - R 14 594 186 - there are 285 properties with 41 sales during 2022.

9. Waterfall Country and Equestrian Estate, Midrand, Johannesburg - R 14 450 000 - there are 121 properties with 0 sales during 2022.  

10. Constantia Heights, Cape Town - R 14 157 368 - there are 293 properties with 24 sales during 2022.

All Top 10 suburbs measured by the average purchase price achieved during 2022, are also in Cape Town.

Clifton, Cape Town - Average purchase price R 29 787 959 - there are 652 properties in the suburb and 37 sales took place in 2022. Average prices up by 29% since 2021's average price of R23 million.

Llandudno, Cape Town - Average purchase price R 22 906 053 - there are 325 properties in the suburb and 25 sales in 2022. Average prices up by 4% since 2021's R22 million.

Bishopscourt, Cape Town - Average purchase price R 20 279 063 - there are 365 properties in the suburb and 17 sales in 2022. Average prices up by 45% since 2021's average price of R14 million.

De Bosch, Stellenbosch* - Average purchase price R 19 083 333 - there are 22 properties in the suburb and 9 sales in 2022.

Constantia, Cape Town - Average purchase price R 17 218 767 - there are 269 properties in the suburb and 39 sales in 2022. Average prices up by 23% since 2021's average price of R14 million.

Witteboomen, Constantia, Cape Town - Average purchase price R 16 826 667 - there are 143 properties in the suburb and 6 sales in 2022.

Constantia Heights, Cape Town - Average purchase price R 15 339 750 - there are 293 properties in the suburb and 24 sales in 2022.  

Bakoven, Cape Town - Average purchase price R 14 052 173 - there are 1 217 properties in the suburb and 101 sales in 2022.  

De Zalze Golf Estate, Stellenbosch - Average purchase price R 13 859 444 - there are 509 properties in the suburb and 36 sales in 2022.

Zwaanswyk, Cape Town - Average purchase price R 13 853 889 - there are 161 properties in the suburb and 21 sales in 2022.

The suburbs dropping out of the Top 10 suburb in terms of 2022 average purchase prices relative to 2021, are Bantry Bay, Sandhurst, Camps Bay, Fresnaye, Hyde Park, V&A Waterfront. Newcomers to the Top 10 includes De Bosch, Bakoven, De Zalze Golf Estate and Zwaanswyk.

*Most transactions that took place in De Bosch in 2022 were at around R11m, but one transaction for R32m resulted in a higher average purchase price for this suburb.
