Jacobsbaai at a glance
Jacobsbaai is often referred to as the "Namaqualand of the West Coast," a hidden gem located between Vredenburg, Paternoster and Saldanha. This picturesque village is defined by its traditional West Coast architecture— cottages with white-washed or local sandstone finished walls, with thatched or tin roofs—and its unique layout featuring seven distinct individual bays. Unlike its more bustling neighbours, Jacobsbaai has remained a tranquil sanctuary, intentionally resisting commercialization to preserve its rugged, natural beauty. Most of the roads of the quiet little town are gravel, adding to a relaxed holiday mood.
The town is renowned for its breathtaking display of wild flowers in spring, its rocky coastlines, and its commitment to a "dark sky" policy (no streetlights), which allows for unparalleled stargazing. The architectural guidelines are strictly enforced to ensure the village retains its cohesive, old-world charm, blending seamlessly into the surrounding limestone and fynbos landscape. It is a haven for those who value privacy, nature, and the raw essence of the Atlantic seaboard.
Lifestyle
Life in Jacobsbaai is defined by serenity and a deep connection to the environment. It is a place where the "slow" way of life isn't just a catchphrase; it is a daily practice. The village lacks heavy commercial development, meaning residents trade shopping malls for coastal paths and traffic for the sounds of the ocean.
Surrounded by fynbos and a variety of wildlife—including duiker, steenbok, and a rich array of birdlife—Jacobsbaai is a playground for outdoor enthusiasts. The seven bays forms part of a 4 kilometers sea frontage, offering a variety of coastal experiences: from the calm waters of Smalbaai (perfect for launching a boat) to the rugged, crashing waves of Mauritzbaai. It is a favourite destination for kayaking, angling, coastal hiking, and whale watching during the winter months. The community is a tight-knit mix of retirees, remote-working professionals, and families who prioritize a safe, quiet environment over the fast-paced city life.
The layout of the town incorporates many cul-de-sacs known as “Keeroms” (turnarounds). These reduce through-traffic, allowing walkers to stroll and children to play in them.
History of Jacobsbaai
The history of Jacobsbaai is rooted in its rugged coastline and the farming heritage of the region. While several legends exist regarding its name—ranging from a local Frenchman and trader named Jacob Titius, to the English king who entrusted the piece of land to a local known as ‘Jacob.
The town's modern identity was forged in the 1980s by first Nic Tredoux (a well-known Afrikaans author and poet) and then Kiron Holdings. Under the vision of the early developers the town was planned with a fierce commitment to aesthetic preservation. The goal was to recreate the look and feel of a traditional West Coast fishing village while ensuring the fynbos remained protected. In 1984, Nic and Marie Tredoux bought another part of Jacobsbaai through a company known as “Forellendam”. A combined development between Kiron Holdings and Forrellendam kicked off in 1992 with 75 stands on Kiron land and 140 stands on Forellendam land.
This foresight prevented the high-rise development seen elsewhere on the coast, turning Jacobsbaai into a living museum of West Coast heritage. Today, the village stands as a testament to sustainable development that respects both history and ecology.

Residential Property Market – Jacobsbaai
The Jacobsbaai property market and the properties for sale in this Cape West Coast town, is defined by exclusivity and scarcity.
Because of the strict building codes and limited development footprint, property values have remained remarkably resilient. The market attracts a high-net-worth demographic, including "semigrants" seeking a remote-work lifestyle and retirees looking for a secure, quiet coastal retreat.
The ’old town’ comprises the busier part of town and the bulk of the properties, with the southern tail of the town including Moeries-se-Baai and Toothrock only being developed in the last two decades. These two areas are less densely developed with only two roads parallel to the coastline and are quieter too as there is no through-route going past Toothrock – even the gravel road to Saldanha follows the extension of the main road in the “old town”.
Streets in the ‘old town’ are named after prominent persons in the establishment of Jacobsbaai such as Marie Tredoux, Nic Tredoux, Frans du Bois, Japie Traut etc. Streets in the newer “tail” are named after flora and fauna in the region such as Perlemoen, Strandloper, Strandkietwiet, Duiker and Perrevoet.
Unlike Paternoster, which has a high volume of day-trip tourism, Jacobsbaai is primarily a residential and high-end holiday rental market.
- Market Composition: Almost entirely Own Title freestanding houses and vacant land plots. Large plots are common, often designed to maximize sea views or fynbos integration. There are currently 598 residential properties in Jacobs Bay, consisting of 428 own title properties (houses), 2 sectional title units, and 168 vacant land plots of between between 300-1200m2.
- Growth: Capital growth has been consistent, with house prices typically ranging from R3,5 million for entry-level cottages to R15 million+ for prime sea-front positions. Capital growth in Jacobs Bay was 21% for the period 2023 to 2025.
- Investment Potential: There is a high demand for luxury self-catering accommodation, making it an excellent choice for investors looking for holiday-home returns combined with long-term capital appreciation.
