The University of Stellenbosch, the second oldest university in South Africa, is an integral part of the history and atmosphere of the town.

A strong demand in student housing, a growing corporate presence in the town and a lack of residential land due to the encircling vineyards of the historically "dominating" wine industry, has made Stellenbosch one of the most expensive countryside property markets in the country. De Zalze Golf Estate is at present also one of the twenty most expensive suburbs in South Africa.

Stellenbosch property varies between entry level bachelor apartments of +- R450 000 to houses up to R17,5 million. The biggest property growth point during the last 6 years has been the big choice of new apartment developments catering for student accommodation in the La Coline and central town areas. Smallholdings and wine farms are amongst the most expensive properties in South Africa. Rezoning of Stellenbosch agricultural land is, due to the local city council's city planning policy, virtually impossible.

The student property market dynamics has seen dramatic changes since 1994 - with a very strong demand being created in the sectional title market by the national policy of affirmative action - and the role it is playing in the university's residences. The number of apartment blocks in Stellenbosch is at present about +- 160 - ranging from 100 m to 3,5 km. from the campus. Prices of flats range from about R450 000 (bachelor on the outskirts) to R 2,4 mil (2 bedroom / 108 sq.m units in Central Stellenbosch in the "golden triangle"). Parents of students have, during the last few years, also utilized the high capital growth achieved on the apartments, to pay for their children's education - again creating & now maintaining a new market dynamic unique to this property market.

The Spier and Libertas Amphitheatres, University Conservatoire, Dorp Street Theatre are some of the more well known local venues, where a variety of stage productions and music evenings are always available. Stellenbosch truly offers its inhabitants so many choices - with activities as diverse as exploring the cheese, brandy and culinary routes; fly fishing in the Jonkershoek Nature Reserve or enjoying the tranquility of the Heritage - or Botanical Gardens. Stellenbosch is also within 45 minutes of all the popular events and festivals hosted and close to places of interest in the Cape Town Metropole, Helderberg & Paarl.
