Strand Property Market - October 2009 to September 2010

Strand property transfers for the period 1 October to 14 September 2010 indicated that suburbs such as Beach Road and Strand North are the most sought after areas - whilst Greenways has been the most quiet suburb for the period analyzed.
Total transfers for the abovementioned 11,5 months - i.e. for both own and sectional title property, had been 590. Excluding R0 transfers (due to death etc.) and commercial / industrial transfers, total residential transfers has been 429. Of these the sectional title (apartments) transfers share was 45% (192) and own title transfers 55% (237). This equates to about 37 residential properties which are being transferred in the Strand area per month.
The areas in the Strand which has shown the least registration activity includes Nomzamo (8 transfers) at an average house price of R54 000. Gustrouw, Southfork and Rusthof were also responsible for only 8,4% of the total transfers in the Strand.
The "most quiet" suburb in terms of transfers has however been Greenways Golf Estate. This can possibly be attributed to the lack of a need to sell - i.e. the sellers in Greenways have not pressurized into selling under the conditions of a buyers market (below perceived market value) and are waiting for the market to change.
The biggest suburb in terms of registered transfers in the Strand is Beach Road - with 82 transfers (19% share) for the analyzed period. Beach Road is also the most expensive suburb per square meter - with property prices ranging between R10 000 and R23 000 per square meter on average. Beach Road also dominates the Strand’s market sectional title transfers with a 42,7% share of the market - i.e. more than double the sectional title transfers in the Onverwacht (Die Bos) suburb (19,2%).
A breakdown of the transfers which has taken place in the different Strand suburbs are as follow:

If these sales figures are projected over the 2010 period, it can relay to annual sales of 201 sectional title units and 246 own title property or 447 in total for 2010.
Excluding Greenways, Nomzamo, Gustrouw, Rusthof and Southfork from the analysis, there have been 209 residential sales for the period - i.e. 18 houses per month on average. Of these 18 sales, 40% have taken place in Strand North, Onverwacht 16%, Twin Palms 12% and Goedehoop 9% and Strand South 8%.
It is to be expected that Greenways might experience more attention from buyers during the 2010/11 summer season. CCH has already sold 4 properties (that has not been registered as yet) in Greenways during the last 4 months. Beach Road will also be attracting more buyers during the holiday season - as has been traditionally the case.
