Location

Heldervue is located on the hill west of the R44 or just above Schonenberg Estate. Most of the properties offer beautiful views of the Helderberg, False Bay and even Table Mountain (for those properties on the western slopes of the hill).

Heldervue is one of the bigger suburbs of Somerset West - stretching over 185,6 ha with 1112 own title property (95%) and 54 sectional title properties (5%). The median land size for houses is 1006 sq.m. and the median sale price for 2010 has been R1,49 million.

Sale volumes during 2005 to 2009 were 267 homes and 22 apartments - that is respectively 53 and about 4 apartments annually. As in most suburbs of Somerset West, there has been a drop in annual sales volumes in Heldervue during 2010 with about 30 homes ad 2 apartments registered during the first 10 months of the year.

Heldervue experienced a growth in median value of 14,6% during the period 2005 to 2010 - from R1,3 million to R1,49 million (about 2,4% p.a.). The lowest price for own title homes registered during 2010 has been R900 000 and the highest R 2,4 million. The highest price registered for a house in the suburb to date has been R3,2 million.

Sectional title sales in Heldervue has shown a much better growth rate than own title - with median values growing from R1,038 million in 2005 to R1,512 million in 2010. That is a growth of about 46% or 9,1% p.a. The highest price registered for a sectional title property to date has been R1,9 million and the lowest during 2010 has been R1,125 million. 

Sales statistics regarding the ratio of bonded vs cash sales in Heldervue varied from 19% cash sales in 2005 to 49% (2009) and 40% cash sales in 2010. ABSA bank  has with 39,7% the largest bond share in Heldervue (Nedbank 10,6% / Standard Bank 22,6% / FNB 17,6%).

Its close proximity to the R44 and the N2, as well as to shopping centers, schools and sport facilities has made this a popular suburb for people whom would like to buy in the price bracket between R1,5 m to R2m.
