Location
Erinvale is set between the suburbs of Natures Valley and Morningside and the Helderberg Nature. Erinvale is adjacent to the well known Vergelegen and Lourensford Wine estates and is right opposite the Morgenster olive farm (one of the top ten olive producers in the world).
Property Market
Erinvale has been one of the first golf residential developments in South Africa - founded in 1990. The Gary Player designed course opened in l995 and has hosted the World Cup (1996) and two SA Open Championships.
Ernvale is according to property values ranked as 15th most valuable residential area in South Africa - according to average home values.
Erinvale consist of 435 properties of which about 90% of the property is own title (390 houses) and only 10% (45 units) is sectional title. The median land size is 441 sq.m. The estate is about 170ha in extent, of which 100ha is taken up by the golf course and private open space. Erinvale is a low density estate, with beautifully managed common areas and century-old oak trees. Home owners are allowed some freedom in designing their properties within reasonable architectural and aesthetic parameters.
Erinvale has since 2004 experienced an average annual capital growth rate of 14% - with only 3 transactions which had a growth rate of less than 10% p.a. A property which has for example sold in 2004 for R6,9 million, sold in 2009 for R14 million.
An average of 21 properties per year has been sold between 2004 and 2009. The average price achieved in 2004 was R3,72 million, whilst the average price in 2007 was R5,245 million. The average price obtained in 2009 had been R5,5 million.
Total registered own title transfers from 1 January 2010 up to 18 October 2010 has been 5 homes - ranging between R1,311 million to R6,89 million. Total own title sales for 2010 (up to 18/10/2010) have been R19 771 509 - which is an average price of R3 954 million. The R1,3 million sale seemingly has not been at market related prices. Excluding this sale, the average house in Erinvale therefore sold for R4 615 000 - which is about 16% lower than the average price obtained in 2009. There has been no sectional title property transfers registered during the period 1/1/2010 to 18/10/2010. Total sales for this period in 2010 have therefore been 5 sales.
Property ownership in Erinvale is perceived to be 45% foreign owned and 55% South African.
Lifestyle
Erinvale is now fully developed and offers its residents a secure lifestyle within a beautiful environment. Golf remains at the heart of Erinvale, but Somerset West offers all types of sporting facilities. The adjacent Helderberg Reserve offers a variety of hiking trails and has indigenous Cape "fynbos" flora and about 160 species of bird life. The Strand beachfront (rated as one of the top family beaches in South Africa due to its long and safe beaches) is a mere 10 minutes drive away.

Golf Course
The 18-hole par 72 Erinvale Golf Course is 6500 metres long off the championship tees and 5130 metres for the ladies.
A spacious clubhouse is situated midway up the estate. A practice range and lessons are also available. There are no caddies available. A player need to carry his own bag or go by drive cart - also a popular form of general transport for owners within the estate.
