Location

Bel'Aire Winelands Estate is a gated estate situated on the western slopes of the Helderberg Mountain on the northern outskirts of Somerset West. Bel’Aire has panoramic views of the entire Cape Peninsula, Table Mountain, the Indian (False Bay) and the Atlantic oceans. 

The neighbouring suburbs of Bel’Aire are Helderberg Estate to the south (above Irene Avenue), Jonkershoogte (on the western side of the R44) and last but not least wine farms on the northern side of Bel’Aire (vineyards).

Property Market

The plots in Bel’Aire ranges in size from 500m² to 3689m². There are only a few of the 220 plots left for sale – priced between R2,45 million (1100 m²) and R3,25 million (1500 m²).

Houses in Bel’Aire are priced from R2,95 million to R18 million with only about 3 houses available below R3 million. The average asking price for a Bel’Aire house of between 300m²  and 370m²  on less than a 1000m² erf is between R3,3 and R4 million. Houses built on the larger erfs of more than 1 600m² are about 460m² to 640m² in size and are priced between R6,95 and R8,75million.

The lowest priced house in Bel’Aire is priced just below R3 million. The most expensive house in Bel’Aire is priced R18 million and is 652 m² in size and built on an erf of 2 243 m².

The average asking price of a house in Bel’Aire is at present about R5,2 million.

The monthly levy is currently only about R540.00 pm. Unlike some golf estates, Bel’Aire home owners are not burdened by hefty levies and the associated costs that tend to go with golf estate developments. Bel’Aire is therefore perfect for those who do not want to live on a golf estate, but are still looking for the safety and security of estate living. 

The fact that Bel’Aire also offers a variety of property choices – i.e. from deluxe mansions on large stands to more modest but upmarket family homes, is also a further feather in its cap.

Lifestyle

Bel’Aire’s location is sheltered from the summer wind (so-called “Cape Docter”) and its northwest facing slopes is also perfect for the winter sunlight.  Bel’Aire offers a lifestyle which provides privacy and security. The Strand beach with its 5 kilometers safe and white sands beach (nominated best family beach in South Africa) is only 10 minutes away. The Helderberg, Stellenbosch, Franschoek and Paarl wine routes starts literally on Bel’Aire’s “front door”.

Bel’Aire is conveniently situated with easy access to a number of top schools in Somerset West and Stellenbosch as well as to Stellenbosch University. 

There is a choice of prime golf courses within 30 kilometres to choose from for the golfers – such as Erinvale, De Zalze, Strand, Stellenbosch, Somerset  West Country Club and Devon Valley.
