Seller Checklist
First impressions are crucial. Here are a few tips on how to ensure that your home appeals to a buyer at first sight.
Exterior
- Exterior paint work in good condition or repaint if showing signs of wear.
- Garden clean, flowerbeds and lawns trimmed and cleaned.
- Sprinkler system in proper working order.
- Roof and gutters are in good condition.
- Front entrance is presentable.
- Driveway is free of weeds and carport/ garage doors are in working order.
- Broken window panes replaced.
- Any worn wooden window or door frames to be repaired.
- Patios clean and uncluttered.
- Swimming pool is sparking clean and water features in good working order.
Interior
- Globes functional.
- Oil hinges on all doors, including cupboard doors, tighten door- knobs.
- Floors and carpets cleaned.
- Light fittings and switches should be functional.
- Kitchen should be spotless.
- Stove and fireplaces should be clean and in working order.
- Baths, showers and toilets should be clean, fix dripping taps and repair grouting and broken tiles
Selling Your Home
Note the following guidelines that will help you show your home.
- When an agent brings a potential buyer, stay in the background as the potential buyer might feel uncomfortable and not take a good look through the house.
- The house should be clean and tidy and kitchen and bathrooms should be sparkling!
- Keep curtains and sliding doors open to keep the interior bright and cheerful.
- Turn on the lights in dark corners.
- Keep the volume of music low.
- Place flowers at your reception area.
- Have coffee brewing in the kitchen – this will add to the warm, homely feeling.
- Keep pets, litter boxes and feeding bowls out of the way. The potential purchaser might feel uneasy around your pets.
- Have copies of levy and electricity and rates bills of the past six months available.
- Do not engage in discussions regarding price, terms, etc. with the potential buyer. Let the agent attend to that.
